For example, if you plan to stay in one home for a long time, you may want a fixed-rate mortgage. If you plan to move in a couple of years, an adjustable rate may be better. And sometimes, we may advise that now is not the time to buy; if that's due to credit problems, we'll tell you how to fix them.

The counseling agencies on this list are approved by the U.S. Department of Housing and Urban Development (HUD) and they can offer independent advice about whether a particular set of mortgage loan terms is a good fit based on your objectives and circumstances, often at little or no cost to you.
