When is the best time to sell or buy a home?

In buying or selling anything, timing is everything. The challenge is to know when to buy and when to sell, so that you use the timing of the purchase or sale to your advantage.

The housing market is seasonal, as most homeowners and renters move during the summer months, from June through August, while school is out. Therefore, except when some special circumstances or conditions exist, the best time to put your home on the market is in the spring, in time for Easter vacation buyers. Buyers typically start looking for a home three to four months before the time they will need it. Home sellers need to realize that the time between getting a contract on a property, applying for home loans, and closing is often six to eight weeks.

For buyers and renters, the best time to buy is also spring or early summer if you are interested in having the broadest selection available. However, if you are more concerned about getting the best deal, the best time to buy is in the fall and winter when there are fewer active buyers and sellers, and you may find a seller that has had their home listed for some time and is more motivated to sell quickly.
